We built this property with a lot of thought to convenience and functionality. The set up is perfect for someone that wants to live on a horse farm, but still commute to work in Dallas. The 8.71 acres are divided into 3 pastures fenced with 5 ft tall steel pipe with 2x4 non-climb horse wire. The 2 stallion runs are fenced with 6 ft tall steel pipe and sturdy 2x4 horse panels. The pastures have a good stand of well-managed Bermuda grass. There is a pond in one of the larger pastures. Our mares do not share a common fence-line with our geldings or stallions.
The property has a 9000 square foot combination barn and indoor round pen. The barn has a vented roof and can get a nice summer breeze with its north/south placement. It is also well lit with skylights during the day and florescent lighting for evening. We have stored up to 1700 bales of hay and a semi-load of baled shavings in the area behind the stalls, so you can place large orders of hay for better pricing and quality and never have to leave the barn in the rain to feed hay to your horses. The Barn has 14 stalls with convenient swing out feeders and drop down doors. 2 of the stalls are 12x18 foaling stalls. All other stalls are 12x12. You can hang up to 4 blankets on each stall. Each stall has 2 outlets for a stall fan and clipping your horse in the hallway. There is a concrete center aisle, wash rack with hot water, fly spray system, client tack room, owner tack room with cabinets, sink and refrigerator, feed room, and storage area for muck buckets and forks, etc. We also have a spacious client bathroom, with room to change into and out of riding clothes. For ease of turn-out the round pen has gates to the barn and the 2 largest pastures, allowing us to simply close the front barn doors, open the stalls for the horses in that pasture and let them walk in or out on their own. It is fun to watch the horses walk in on their own and go straight to their stalls. Come out during feeding time and we’ll give you a demonstration.
The cross-ties and folding saddle racks in the aisle allow you to tack up 6 horses at the same time, great for group lessons and riding with friends. The outdoor arena is 100 x 200 feet with Halogen lighting, perfect for you or your clients to ride in the evening after work. The arena footing contains 6 inches of limestone screenings and 6 inches of cushion sand. It is large enough for group lessons, jumping, barrel racing, or the 20-meter by 60-meter size standard dressage arena. During inclement weather you can ride in the 60’ diameter, indoor round pen attached to the stables. The round pen walls are slanted solid wood with steel gates. So, your foot will not hit the wall, while riding.
We also have a 30x30 well insulated and paneled shop building with washer dryer hookups, which we use for our horse blankets and saddle pads.

After a great day of riding relax by the in-ground rock fire pit on the patio. Our clients love sitting around the fire together with a glass of wine or margarita swapping horse stories.
